Mortgage rates are holding relatively steady in spite of last week’s hotter-than-expected labor market data, but we may see some movement later this week depending on how Wednesday’s Consumer Price Index report shakes out.

So far in June, 30-year mortgage rates have averaged around 6.60%, according to Zillow data. But if May’s CPI numbers come in higher than forecasted, rates could tick up a bit. According to Investing.com, annual CPI is expected to come in at 3.4% for May, which is identical to the previous month’s reading.

As inflation slows and the Federal Reserve is able to start lowering the federal funds rate, mortgage rates are expected to go down. When exactly this will happen is still unclear, as inflation has remained elevated so far this year.

The good news is that economists still generally expect inflation to cool off, but the potentially bad news is that it could take a lot longer than initially expected. This means mortgage rates could stay high for at least the next year or two, if not longer.

Mortgage Rate Projection for 2024

Mortgage rates increased dramatically for most of 2023, though they started trending back down in the final months of the year. As the economy continues to normalize this year, rates should come down further.

In the last 12 months, the Consumer Price Index rose by 3.4%, a significant slowdown compared to when it peaked at 9.1% in 2022. As inflation slows and the Federal Reserve is able to start cutting the federal funds rate, mortgage rates are expected to trend down as well. But because inflation has been somewhat sticky in recent months, mortgage rates have remained elevated so far this year.

For homeowners looking to leverage their home’s value to cover a big purchase — such as a home renovation — a home equity line of credit (HELOC) may be a good option while we wait for mortgage rates to ease. Check out some of the best HELOC lenders to start your search for the right loan for you.

A HELOC is a line of credit that lets you borrow against the equity in your home. It works similarly to a credit card in that you borrow what you need rather than getting the full amount you’re borrowing in a lump sum. It also lets you tap into the money you have in your home without replacing your entire mortgage, like you’d do with a cash-out refinance.

Current HELOC rates are relatively low compared to other loan options, including credit cards and personal loans.

When Will House Prices Come Down?

We aren’t likely to see home prices drop anytime soon thanks to extremely limited supply. In fact, they’ll likely rise this year as mortgage rates drop.

Fannie Mae researchers expect prices to increase 4.8% in 2024, while the Mortgage Bankers Association expects a 4.3% increase in 2024.

Lower mortgage rates will bring more buyers onto the market, putting upward pressure on prices. But prices aren’t currently expected to increase as much as they have in recent years.

Fixed-Rate vs. Adjustable-Rate Mortgage Pros and Cons

Fixed-rate mortgages lock in your rate for the entire life of your loan. Adjustable-rate mortgages lock in your rate for the first few years, then your rate goes up or down periodically.

So how do you choose between a fixed-rate vs. adjustable-rate mortgage?

ARMs typically start with lower rates than fixed-rate mortgages, but ARM rates can go up once your initial introductory period is over. If you plan on moving or refinancing before the rate adjusts, an ARM could be a good deal. But keep in mind that a change in circumstances could prevent you from doing these things, so it’s a good idea to think about whether your budget could handle a higher monthly payment.

Fixed-rate mortgage are a good choice for borrowers who want stability, since your monthly principal and interest payments won’t change throughout the life of the loan (though your mortgage payment could increase if your taxes or insurance go up).

But in exchange for this stability, you’ll take on a higher rate. This might seem like a bad deal right now, but if rates increase further down the road, you might be glad to have a rate locked in. And if rates trend down, you may be able to refinance to snag a lower rate

How Does an Adjustable-Rate Mortgage Work?

Adjustable-rate mortgages start with an introductory period where your rate will remain fixed for a certain period of time. Once that period is up, it will begin to adjust periodically — typically once per year or once every six months.

How much your rate will change depends on the index that the ARM uses and the margin set by the lender. Lenders choose the index that their ARMs use, and this rate can trend up or down depending on current market conditions.

The margin is the amount of interest a lender charges on top of the index. You should shop around with multiple lenders to see which one offers the lowest margin.

ARMs also come with limits on how much they can change and how high they can go. For example, an ARM might be limited to a 2% increase or decrease every time it adjusts, with a maximum rate of 8%.

A British Airways flight to nowhere went across the Atlantic before turning back and flying 2,300 miles home after a technical issue

  • A British Airways flight lasted nine hours but ended up back where it started after a technical issue.
  • The Boeing 787 reached Newfoundland before turning back across the Atlantic to London Heathrow.
  • The flight returned home as it is usually easier, and cheaper, to fix problems at a base airport.

Dozens of British Airways passengers endured a nine-hour “flight to nowhere” after crossing the Atlantic twice.

Monday’s Flight 195 took off from London Heathrow for Houston about 30 minutes late, per data from Flightradar24.

After five hours, the Boeing 787 Dreamliner reached the coast of Newfoundland — but only as it began to turn around.

Four hours later, the jet was back in London, having flown around a 4,600-mile round trip.

In a statement shared with Business Insider, a British Airways spokesperson said the flight returned “as a precaution due to a minor technical issue.”

“We’ve apologized to our customers for the disruption to their journey,” they added.

British Airways has also rebooked them onto the next available flights, provided hotels, and details on how to claim for other expenses.

Going all the way back across the Atlantic may seem like a strange decision, but the problem was minor enough to allow it to reach Heathrow, where BA has a maintenance facility.

For both passengers and the airline, that’s likely preferable to a diversion to northern Canada.

Last December, Delta Air Lines sent three jets to rescue passengers from a remote military base in Newfoundland and Labrador.

The flight had diverted there following a technical issue, but freezing conditions and limits on how long the flight crews could work left passengers stranded there for over 24 hours. The 270 passengers stayed overnight at the military barracks.

In a similar incident, an Air France flight from Paris to Seattle was forced to divert to Canada’s far north last month. Another flight had to be canceled in order to rescue the passengers from Iqaluit, the capital of Canada’s Nunavut territory, which has a population of less than 8,000.

Antony Blinken says there is Israeli ‘consensus’ on Gaza ceasefire plan

Speaking in Tel Aviv after a series of meetings with Israeli officials, US Secretary of State Antony Blinken said he believes there is a “strong consensus” among Israeli leaders to move forward with the Gaza ceasefire plan. Blinken mentioned that Netanyahu, whom he met yesterday, reiterated his support for the plan. He also received positive signals from Defence Minister Gallant and other Israeli officials. “This proposal and moving forward on it is the first step,” Blinken told reporters in the Israeli capital. “We want to see it come to fruition.”

Continuing his remarks in Tel Aviv, Blinken addressed Hamas’s role in ceasefire negotiations. He stated that Hamas’s expression of support for a UN-backed Gaza ceasefire plan is a “hopeful sign”. The US remains committed to “the defeat of Hamas”, but Blinken emphasized that military means alone are not sufficient to achieve this goal. “There has to be a clear political plan, a clear humanitarian plan, in order to ensure Hamas does not in any shape or form resume control of Gaza”.

Ukraine’s Controversial Azov Brigade Boasts It’s “More Dangerous” As US Lifts Weapons, Training Ban

Azov Brigade said it will become more “dangerous for Russian occupiers” after the Biden administration’s decision to lift its weapons and training ban on the controversial Ukrainian unit. The US State Department’s decision reverses a ban-imposed years ago amid concerns in Washington about the group’s origins.

The Azov Brigade is known for its tenacious but ultimately unsuccessful defence of the Azovstal steel mill in Russia’s invasion of Ukraine.

The Azov Brigade was barred from using US arms over allegations that some of its founders espoused racist, xenophobic and ultranationalist views. The UN human rights officials have also accused the Ukrainian military group of humanitarian violations.

Now the brigade, a one-time volunteer militia, will have access to the same US military assistance as any other unit.

Meanwhile, reacting to the move, the Ukrainian unit said that US weapons will “increase the combat ability of Azov”

“This is a new page in our unit’s history,” the Azov Brigade wrote in a statement on Instagram. “Azov is becoming even more powerful, even more professional and even more dangerous for occupiers.”

“Obtaining western weapons and training from the United States will not only increase the combat ability of Azov, but most importantly, contribute to the preservation of the lives and the health of personnel,” the statement said.
